Stellar Management Services, LLC ("Stellar," "we," "us") provides residential property management services in Montgomery, Alabama. This policy describes how we handle personal information collected through this website. It does not cover information you provide to us in person, by phone, or under a lease or management agreement, which is governed by those agreements and applicable law.

Contact form submissions. When you use the contact form we collect the information you enter: your name, email address, phone number (optional), the role you select (owner, resident, prospective resident, vendor, or other), a subject, and your message.

Email correspondence. If you email us — for example, to request a pre-screening review at rentals@stellar-mgmt.com — we receive the content and any attachments you choose to send, such as proof of income or a copy of a lease. Please send only what we ask for.

Website usage data. Our hosting provider may log standard technical information such as IP address, browser type, pages visited, and referring URLs to operate and secure the site. We do not use advertising trackers.

Rent payments, maintenance requests, rental applications, owner statements, and resident documents are handled through a third-party property management platform (AppFolio). When you use the portal, apply for a rental, or pay rent, your information is collected and processed by that provider under its own privacy policy and terms, which we encourage you to read. Application screening, including credit, background, and eviction checks, is performed through that platform and its screening partners with your consent.

We access portal data only as needed to manage properties, process payments, coordinate maintenance, and communicate with residents and owners.

We do not sell personal information. We share it only with: service providers that help us operate (our property management platform, email delivery, website hosting); vendors and contractors when needed to complete maintenance or repairs at a property; property owners regarding their own properties, as required by our management agreement; and authorities when required by law, subpoena, or to protect rights and safety.

We keep contact form submissions and related correspondence for as long as needed to address your request and for a reasonable period afterward. Application, lease, and financial records are retained as required by Alabama law and our management agreements.

We use reasonable administrative and technical safeguards to protect the information we hold. No method of transmission over the internet is completely secure, so please do not send sensitive information such as Social Security numbers or full bank account details through the contact form. Use the portal for applications and payments.

You may request access to, correction of, or deletion of the personal information we hold about you by emailing info@stellar-mgmt.com. We will honor requests to the extent permitted by law and our contractual obligations. You can opt out of non-essential email at any time by replying with "unsubscribe."

This website is not directed to children under 13, and we do not knowingly collect information from them.

We may update this policy from time to time. The effective date at the top of the page reflects the latest version. Continued use of the site after changes are posted means you accept the updated policy.
